Air tightness needs to be a priority throughout the construction process before, during and after. The regulations require that every building is tested for air leakage. The frequency of testing is laid out in the Building Regulations Part L1A Domestic & Part L2A Commercial and the target is dependant on design and construction methodology.

The route to compliance with the regulation is to present Building Control a Certificate or report following a leakage test carried out by a registered tester, under the IATS scheme, which will conform to standards laid out in procedures in the technical document detailed in CIBSE Technical Memorandum 23 Chartered Institute of Building Service Engineers ATTM TSI. This then forms part of the building completion certificate or report.

Testing carry out air leakage testing to Commercial buildings (sometimes knows as commercial pressure testing).

Under Building Regulations L2, all commercial buildings must be subjected to an air leakage test by a certified testing authority.

We offer a consultancy service at the design stage to highlight any weakness in the air barrier.

We test when you want, which is important in this day of completion targets and issue a certificate on the day.

Part E (2003) of the Building Regulations Approved Documents stipulates that sound insulation testing should take place in all residential developments that involve party elements (walls and/or floors).

This applies to all new-build or converted residential developments in the UK, where a minimum sample of 10% of properties require sound insulation testing.

The end result of sound testing is to provide the end resident with a better quality of living from reduced sound transfer through floors and walls. 

Part F of the Building Regulations (2010) introduced the requirement to test the practical performance of ventilation systems in new dwellings.
